Khosla ka Ghosla is a 2006 Indian Hindi language comedy drama film directed by Dibakar Banerjee. It stars Anupam Kher and Boman Irani. Though made on a small budget this film managed to do very well at the box office.

K.K. Khosla (Anupam Kher) is a middle-class man living in New Delhi. He is a simple man with simple tastes. The movie starts with a scene where Khosla dreams about his death. The irony is that nobody cares about his death; instead his children & neighbours are more interested in their materialistic needs.
One early morning in Delhi, Khosla wakes up and plans to go to the site where he has purchased a plot to build his house. He is accompanied by his wife (Kiran Juneja), eldest son Bunty (Ranvir Shorey), second son Chiraunjilal aka Cherry (Parvin Dabas), and his daughter Nikki. When they reach the spot they find that the site has been occupied by someone else and on further investigation find that it has been captured by a property usurping nexus headed by a man named Kishan Khurana (Boman Irani).
Khurana demands Rs. 15 lakh to vacate the plot, which Khosla refuses to give. Bunty gathers a few local strongmen and forcefully destroys the walls and re-occupies the plot. But Khurana has the police on his side and he gets Khosla arrested. After a day in the lock-up, Khosla is released. Khurana's assistant Munjal comes to see Khosla and tells them that Khurana is ready to do the deal at Rs. 12 lakh.
Meanwhile, Cherry, who has planned to move to the US, meets a visa agent Asif Iqbal (Vinay Pathak), who at one time was Khurana's partner. Khurana took away Asif's ancestral land by cheating him. Now united against a common enemy, they decide to turn tables on Khurana.
With the help of Cherry's friend Meghna (Tara Sharma), they convince her mentor Bapu (Navin Nischol) (who runs a theater company) to act as Sethi, an N.R.I. businessman from Dubai who has come to India to sell a plot of land. They set up fake paperwork and show Khurana an unused plot of land that actually belongs to the Fisheries Board of the government. Khuarana agrees to buy the plot and gives Rs. 35 lakh as advance.
In the end, Khosla gives the required Rs. 12 lakh to Khurana and takes possession of his plot. Khurana comes to know the reality about the plot but is helpless as he has no clue of who cheated him. With the help of excess money (after giving Asif and Bapu their share), the Khoslas build a house on the plot. Bunty becomes an estate agent. Cherry shelves his plans to go the US, marries Meghna and stays with his family.
Khosla ka Ghosla received great reviews from critics.
